Tenants

Finding the right property can be quite difficult and time consuming but even after securing the perfect property, there are still pitfalls and important questions that need answering like:

  • How is the managing agent, are they competent and effective?
  • If in a house share, how are the other tenants, are they of similar age or profession?
  • If in house share, is the property going to be clean and tidy?
  • Will my deposit be protected and will I get it back when I leave?
  • Is the property in good condition and are repairs dealt with effectively?

At New Age lettings, we pride ourselves in providing the best service for our tenants. Our goal is simple; to transform a house into a home. We do this by following some simple steps:

Property Spec

We deal mainly with mid – high spec properties which means a lot of our properties have been finished or refurbished to a very good standard. This means that there are fewer problems to deal with in the first place making it really easy to maintain the standard.

Maintenance

We have an email dedicated to maintenance to ensure every maintenance issue is picked up and logged. This email is monitored daily and you can expect to receive a response to your query within 24 hours. We ask that the following step is followed to ensure all issues are logged and dealt with as soon as possible:

  1. Send an email to maintenance@newagelettings.co.uk describing the issue as clear and concise as possible
  2. Send us a picture and recording of the issue if applicable. This helps our contractors identify the fault so that it can be rectified as soon as possible.
  3. Report issues as soon as they arise. Please note that if we are unaware of the issue, we cannot help.

Deposit

All deposits received from tenants are protected via mydeposits on a custodial scheme. Mydeposits is a government approved deposit scheme and on a custodial scheme, we actually give them the money to hold on your behalf. For the money to be released to either party, both parties have to agree or go through arbitration so you can be sure your money is safe!

House Share

Whilst there isn’t an exact science to finding the perfect house share, there are a few things we implement to MAKE you feel at home in your flat share:

  • Sharing of communal space we do not interfere with how the communal spaces in the property is being used but rather encourage the tenants to decide amongst themselves. We feel that this helps with dialogue and increases familiarity. However, we are more than happy to assist if necessary.

  • Cleaningwhilst keeping the property clean is predominantly the tenants’ responsibility, we provide a weekly or biweekly cleaner (depending on the property) to assist in keeping the place clean.

  • Commonality – Whilst this is not always possible, we try to keep the general spirit of the house by putting together like-minded people to encourage bonding. We do this by keeping the age groups and professions of the flatmates similar.
