Guaranteed Rent

With our guaranteed rent scheme, we rent properties directly from landlords becoming the lead tenant. The minimum duration for these lets are two years during which, we assume full responsibility and liability for the property.

The rent is agreed upon at the start of the tenancy and is paid on the agreed date regardless of if the property is vacant or occupied.

We provide a full management service completely free of charge which includes managing our clients, the general upkeep of the property and dealing with minor maintenance issues. We can also take care of any major maintenance issues that may arise which would be deemed the landlord’s responsibility. Our trusted team of contractors provide quotes for jobs required; once all is agreed, they carry out the job efficiently in a timely manner.

The Process

Step 01.

Your property will have to be eligible to be considered for the guaranteed rent scheme. This is determined by the location, size, spec and layout of the property.

Step 02.

If your property is eligible, we organise a time to view it. During the viewing, we go over any questions you may have and discuss any points you are unclear of.

Step 03.

We would then do a video recording of the property for internal use. Once back, we analyse the video, crunch some numbers and produce an offer (we usually do this within 24 hours).

Step 04.

If you are happy with the offer, we draft up the contract and begin paying rent from the agreed date – it really is that simple!

Requirements

Your property needs to be within zones 1 – 3 to qualify for this service. The size and spec of your property may also be a factor.

There are absolutely no fees! We offer a full management service free of charge.

The spec and location of the property plays a big part. Typically, it would have to be within 10 – 15 minutes’ walk to a tube station (rail station is accepted in certain areas). The property would also have to be in good order.

To rent your property, we would require the following: Proof of ID, Proof of ownership (Title deed, mortgage payments etc.), EPC certificate (we can organise one if required), Gas safety certificate (we can organise one if required), EICR (we can organise one if required) & Forwarding address.

We charge our clients for the accommodation and management service we provide.

The minimum term is two years, but we are flexible.

We house young professionals who usually work in and around central London.

We will return your property with vacant possession although a lot of our landlords tend to renew for a longer term.

We do. However, you are still responsible for paying for charges relating to the property such as service charge, ground rent or mortgage.
