The Process

01.

If the property fits our criteria, an offer is sent to you via email. The offer is based on the current Local Housing Allowance rate which varies depending on the area.

If you would like to proceed with the offer we would require the following documentation; Proof of ID, Proof of Ownership, EPC, Gas Safety and EICR Certificate.

03.

An inspection will then be carried out to ascertain suitability of the property and to ensure it complies with regulations such as health and safety.

04.

4. We will inform you if any works or refurbishments need to be carried out to bring the property up to standard. The property is then put on the local authority portal with the aim to get a decision within 2- 3 working days.

05.

5. If the property is deemed suitable, applicants are then sent to view the property with the aim of renting it within the first viewing.

Frequently asked questions

The first months’ rent is paid 4-6 weeks in arrears once the agreement has been signed. The subsequent rent is then paid 4 weeks in advance.

The agreement is a standard AST between you and the tenant. Tenants on universal credit are paid then they would be responsible for paying you whilst if the tenants are on housing benefits, you would receive the rent payment directly from the council.

The tenants are vetted by the local authority before being placed on the system. Checks carried out include that for: antisocial behaviour, county court judgements, rent arrears and affordability. We would also carry out our own affordability checks to ascertain suitability.

We do not work directly for the council but have links to all the boroughs in London.

The tenants. Although you would still be responsible for paying any charges relating to owning the property such as service charge, ground rent etc.

Each tenant is usually allocated a case worker from the sustainment team. f the tenant is finding it difficult to pay the rent, you can liaise with the case worker to find an effective solution.
